Position Summary:
Under the
direction of the Director, Technical Services or other designated manager, the
Controls Specialist is responsible for the installation, modification, repair,
calibration and overhaul of all control systems installed at NJIT, including
but not limited to electric and electronic control systems, HVAC and refrigeration systems, pneumatic
control systems and instrumentation, DDC data transmission systems, fire alarm and suppression systems, elevator controls, and
all related auxiliaries and accessories.
Essential Functions:
1. Responsibilities include performing and
completing scheduled Preventative Maintenance (PM) work orders and generation
of related repair work orders for self to follow-up, as well as for HVAC, Electrical and Plumbing
shops, as needed.
2. Responsible for
maintaining, repairing, monitoring, improving and programming the NJIT Building
Maintenance Systems (BMS), Energy Management Systems (EMS), Building
Automation Systems (BAS) and all related controls to obtain maximum energy
savings, while ensuring system reliability and comfort of students, faculty
and administrative staff.
3. Must have a complete technical and hands-on working
knowledge of HVAC and refrigeration equipment operation, troubleshooting, repair and maintenance methods and procedures.
4. Ability to supervise and
perform installation or maintenance projects related to automated DDC
controls and HVAC systems from engineering, architectural drawings, layouts
or specifications.
5. Ability to design and oversee small HVAC, refrigeration, elevator and fire
protection projects.
6. Hands-on ability to maintain, repair, adjust and
calibrate various types of thermostats, transducers, electronic cards, relays,
etc., pertaining to control systems, motors, compressors, feed and vacuum
pumps, water softeners, fire
alarm, fire detection and suppression, refrigeration systems, etc.
7. Hands-on ability and experience working from
documents to troubleshoot and resolve problems associated with these automated control
systems or auxiliaries.
8. Administrative
and Inspection Functions, including but not limited to:
– Managing the assigned operations within
allocated budget parameters.
– Orders,
obtains, safeguards, distributes and maintains proper use of needed
equipment, materials, supplies and inventory.
– Will oversee in-house and contractor personnel.
– Works closely with the HVAC, plumbing and electrical department staff to resolve related issues.
– Maintains equipment in a proper condition and ensures proper usage of
needed equipment, tools and their operation per engineering or manufacturer’s
specifications.
– Interfaces regularly
with members of administration, faculty, students as well as outside
agencies.
– Determines maintenance
methods and sequence and/or maintains systems, components, fixtures and equipment
in accordance with established work order maintenance schedules or specific
instructions from supervisor.
– Performs
work according to manufacturer’s specifications, departmental guidelines,
industry standards, blueprints, shop drawings and schematics.
– Determines
by regular inspection the repair and maintenance work necessary to prevent
breakdowns and major overhauls on air conditioning, heating systems, all types
of other HVAC systems, refrigeration
equipment, elevator equipment, fire protection systems and their
auxiliaries.
– Safeguards the
confidentiality of university personnel records, files, fiscal data,
correspondence and similar confidential materials.
Prerequisite Qualifications:
– B.S. in Engineering or related
field.
– Knowledge of HVAC and DDC control systems/operations,
equipment and systems.
– Must have five (5) years of
experience in HVAC/Control Operations.
– Must be
available and capable of performing emergency work.
– Ability to work weekends, holidays,
rotating shifts and overtime.
– Ability
to respond as an “Essential Employee” of the State.
– Familiar
with Occupational Safety and Health Administration (OSHA) Standards.
– Ability
to organize, prioritize and perform under pressure in both public and
internal capacities.
– Ability
to communicate effectively verbally and in writing.
– Possess
strong communication, interpersonal and problem solving skills, and the
ability to interact with a diverse customer base.
– Computer
literacy including working knowledge of typical office software products.
– At the
university’s discretion, the education and experience prerequisites may be
exempted where the candidate can demonstrate to the satisfaction of the
university, an equivalent combination of education and experience
specifically preparing the candidate for success in the position.
Preferred Qualifications:
– Knowledge of facilities operations,
preventative maintenance and project management at a large and complex
organization.
– Hi/Low pressure boiler operator
license, HVACR or electrical license.
– Knowledge of Refrigeration, Elevator and Fire Protection systems.
