Actalent’s client is a well established general contractor based in Washington DC, they are looking to bring on a project manager to their team to help support an influx of commercial construction projects over the next few years.
The Project Manager is responsible for overseeing Project Coordinators, Superintendents, and/or Subcontractors in coordinating the activities of a project to ensure cost, schedule, document control and quality standards are met. The Project Manager will be responsible for the management and workflow of remodeling projects. The position must effectively utilize basic organizational skills to manage workflow, scheduling & material acquisition. This position works as part of the operations/project team to meet and exceed profitable sales and margin objectives. The Project Manager is responsible for ensuring that the project stays on track from inception to close-out.
Additional Responsibilities:
This position will prepare work orders, purchase orders, field work schedules for staff and subcontractors.
Distribute all short interval and overall project schedules. Ensure subcontractors have the most up to date scopes of work.
Ability to review drawings and specifications to become completely familiar with the project and identify long lead times and critical path items.
Complete sub evaluations/comparisons of bids, scope review, and complete buyout as requested by PM
Develop a project submittal log and obtain designers approval.
Manage said submittal log and ensure all submittals are processed promptly.
Monitor projects to ensure project timelines are maintained and budgets are in line.
Create and track submittals, Change Orders, RFIs, government payment application including verify subcontractors Certified payroll,
Ensure contracts, insurance, and bonds are current and received before subcontractor performs any work on site. Follow up on collection of all non-received documents and escalate severe issues to the owners.
Prepare all project meeting agendas and associated attachments.
Attend weekly project meetings and keep detailed meeting minutes for publishing to project team.
Draft, submit, and track all RFIs and distribute to all team members as appropriate.
Review project logs (RFIs, Submittals, PCOs) with Project Coordinator on a weekly basis.
Pursue and monitor submittals and track deliveries of materials. Verify all submittal conformity to plans & specifications.
Collect superintendent daily reports, weekly project pictures and safety documentation. Review for completeness and include in project documentation. Inform PM of deficiencies.
Collect and distribute coordination drawings from appropriate subcontractors. Review drawings with Superintendent. Set up coordination meetings with the chair.
Review and code invoices. Check for accuracy and compare to cost to complete forecast.
Distribute all punch lists and the follow-up as necessary to ensure timely completion of punch-list work.
Assemble the close out documents and address non-compliant subcontractor directly for compliance.
Obtain all necessary permits as requested.
Additional Skills & Qualifications:
1. 5-10 years as a Project Manager managing commercial construction projects for a general contractor (schools, rec centers, etc.)
2. Experience overseeing Project Coordinators, Superintendents, and/or Subcontractors in coordinating the activities of a project to ensure cost, schedule, document control and quality standards are met.
