In this exciting role you will be responsible for the successful delivery of Global Real Estate Transaction services and related metrics / reporting related to the Corporation’s Global real estate portfolio of leased and owned properties.
- As a recognized expert, provide expertise to the organization in real estate issues by leading assigned real estate transactions with project team through service providers.
- Ensure consistent communication of and compliance with corporate real estate policies, procedures and practices to stakeholders, leaders and serviced providers.
- Provide real estate and portfolio metrics and reporting.
- Oversee the day-to-day work of Global outside service providers and resources.
The Principal Corporate Real Estate Specialist is part of the Medtronic Global Real Estate, Design, Brand and Workplace Strategies Team and is a real estate SME participating, contributing to the development and implementation of real estate policies, procedures and practices for the acquisition and disposition of the Corporation’s real estate.
This position reports to the Senior Real Estate Manager and works with other functional SMEs across the company on the execution and implementation of real estate objectives.

A Day in the Life
In The Principal Real Estate Specialist position, responsibilities may include the following and other duties may be assigned:
- Manage site selection, renewals, short and long-term extensions, dispositions, purchases, integrations and develop reports and proposals on real state decisions for management review.
- Lead in real estate analysis, broker selection, site selection, coordination with legal counsel and risk management, lease negotiation and property acquisition and disposition.
- Work closely with Business Units to monitor and identify critical dates on leased facilities. Initiate project plans for real estate transactions. Track site strategy notes for individual properties within the portfolio.
- Develop proposals on real estate decisions for management review.
- Coordinate the vacating and shut down of facilities with business units to comply with contractual obligations.
- Responsible for coordinating with other internal disciplines as needed such as Construction, Engineering, IT, Space Planning, Facility Management, Security, EHS and Risk Management and working in a team environment.
- Supervise strategic alliance partners, peers and lower-level professionals by guiding, coaching and training and may hire outside experts as necessary such as real estate consultants, brokers, appraisers, etc.
- Work closely with Lease Administration to maintain Real Estate Records and Real Estate Database.
- Track metrics and incentives achieved in real estate transactions. Identify cost avoidance opportunities and document achievements.
- Responsible for completion of projects on time and on budget. Ensure adherence to all policies and procedures. Ensure compliance with established SOX procedures. Focus on customer satisfaction goals at all levels of the organization.
- Exercises considerable latitude in determining deliverables of assignments with limited oversight from manager.
- Quality – Implement Customer Focused Quality mindset into performance of all job responsibilities. Create and maintain meaningful metrics to measure results.
Must Have: Minimum Requirements

- Bachelors degree required in Finance / Real Estate/ Business oriented field or related.
- Minimum of 7 years of relevant commercial real estate experience, or an Advanced Degree with a Minimum of 5 years of relevant commercial real estate experience
- Experience managing acquisitions and dispositions of real estate.
- Expert knowledge of leasing terms, conditions, real estate law and legal implications of leasing
- Expert understanding of real estate terms and practices, market conditions, industry trends and Corporate Real Estate environment
- Experience in overseeing the work activities of service providers.

- Ability to manage internal and external partners & suppliers.
- Excellent interpersonal skills with demonstrated ability to interface with all levels of management and outside service providers.
- Self-motivated, independent problem solving and conflict resolution skills.
- Ability to coordinate numerous projects simultaneously and prioritize workload.
- Demonstrated skill in evaluating real estate opportunities and influencing real estate decisions.
- Strong negotiating and financial analysis skills.
- Ability to read scaled floor plans.
- Participation in peer associations (i.e. BOMA, CoreNet Global, MNCREW, etc.)
- International real estate experience

The base salary range is applicable across the United States, excluding Puerto Rico and specific locations in California. The offered rate complies with federal and local regulations and may vary based on factors such as experience, certification/education, market conditions, and location. Compensation and benefits information pertains solely to candidates hired within the United States (local market compensation and benefits will apply for others).
