About the Opportunity
Goodwin Living, The #1 Top Place to Work in the Region seeks an entrepreneurial, mission-oriented real estate leader. This individual will be responsible for oversight and implementation of strategic planning for real estate assets, optimizing zoning and entitlements for current and future real estate strategies and operations and repositioning opportunities and business plans and programs for senior living properties, and leading campus development/redevelopment projects. This role will be involved in all phases of multiple projects from inception through design, construction, and delivery.
Responsibilities
Lead the process of developing and implementing strategies for real estate including site analysis, valuations including financial modeling
Lead the process for business partner selection (engineer, architect, lawyer, etc.) and oversight as required for real estate development and management, including development of new senior living campuses and repositioning projects for existing and/or acquired campuses
Develop and maintain relationships with appropriate zoning and planning departments and real estate associations in all markets with current real estate assets and in markets under consideration when appropriate in order to optimize and protect market positions and future options
Identify risks to real estate assets including city/county planning and zoning actions, planned developments on neighboring and nearby land
Forecast and manage schedules, budgets, and resources to ensure timely completion of projects
Advise on best project procurement/delivery approaches for each project or program
Assist with the preparation of investor presentation reports and investment reports relative to properties
Conduct site inspections of the communities to analyze the overall condition of the property and make appropriate recommendations on overall strategy
Collaborate on research related to overview of competitive market, real estate trends and real estate/market opportunities within primary and target market areas
Support acquisition and affiliation discussions as they relate to real estate, and oversee the on-boarding of newly acquired and affiliated properties into the portfolio in collaboration with the operations team
Job Requirements
Senior Living or Multi-Family Development: 10+ years in senior living or related fields. Prior experience ensuring property compliance with all real estate licensing regulations (local, state, federal).
Asset Reviews and Business Plans: Experience in preparing Quarterly Asset Reviews (QAR’s), Asset Level Business Plans (ALBP’s), and related reports for Investment Committees.
Educational Background: Bachelor’s degree in construction, engineering, architecture, or real estate. A Master’s degree in real estate, finance, construction, or business is preferred.
Professional Certifications: Credentials such as Certified Construction Manager (CCM), Project Management Professional (PMP), Certified Construction Contract Administrator (CCCA), or equivalent.
Compliance with Real Estate Licensing Regulations: Ensuring property compliance with all real estate licensing regulations (local, state, federal).
Collaboration with Compliance, Tax, and Third-Party Consultants: Prior experience in partnering with Compliance, Tax, and third-party real estate tax consultants for all property level requirements, including real estate tax assessments and appeal strategies.
Real Estate Asset Management Strategy: Unique strategic and tactical experience in developing baseline real estate asset management systems, benchmarks, reports, and processes for strategic planning.
