Summary
Works in a collaborative, hands-on team environment in the Real Estate Division to manage the diverse portfolio of commercial real estate properties for maximum benefit to the organization. Responsible to maintain existing leases, financial performance, and government compliance of existing properties and future acquisitions on a portfolio of industrial, commercial, agriculture, office, and retail properties. Requires excellent customer focus, contracts, financial and asset management skills. Responsible for the coaching and development of direct reports.
Essential Functions

* Responsible for the coaching, development and oversight of a highly effective team to include employee development, goal setting, and performance management.
* Identifies capabilities and directs staff to accomplish multiple objectives.
* Monitors and ensures achievement of performance goals and objectives either directly or through subordinate staff.
* Works closely with other divisions, leads and manages the Real Estate Division’s Property Management from initial inquiry through solution implementation and execution.
* Establishes and maintains relationships with customers; works with customers to understand their needs and interfaces with other divisions to develop, implement and track customer solutions.
* Mines information on various real estate markets, properties, leases, purchase agreements, and real estate contracts. Research information, identifies opportunities, compiles and presents findings.
* Manages real estate leases, licenses, contracts and coordinates the fulfillment of the contract requirements. Interprets and writes contracts, manages communication with contracting parties and monitors contract compliance. Coordinates with finance to ensure leases are billed and booked correctly.
* Understands and creates business models and cases from both real estate and company perspectives.
* Collaborates internally to define project budgets and timelines, implements projects, and ensures completion of initiatives within agreed upon budgets and timeframes.
* Develops, implements, and manages improved processes, systems, tracking and reporting to support the rapid growth of strategic and new business.
* Reads, understands, creates, and embellishes different types of maps, site plans and drawings for multiple audiences and purposes.
* Partners with Maintenance and Project Managers to facilitate permits, contracts, schedules, capital projects and budgets.
* Responsible for understanding and complying with applicable quality, environmental and safety regulatory considerations. If accountable for the work of others, responsible for ensuring their understanding and compliance.
* Monitor marketing plans and adjusts, as necessary.
* Oversee tenant, vendor, broker and contract relations.
* Partners with and assists marketing as needed to ensure successful social media campaigns.
* Facilitates site visits and inspects owned or leased sites to ensure physical integrity of properties and ensure performance obligations within agreements are being satisfied.
* Maintains satisfactory attendance, to include timeliness.
* Responsible for understanding and complying with applicable quality, environmental and safety regulatory considerations. If accountable for the work of others, responsible for ensuring their understanding and compliance.
Supervisory Responsibilities
* Assigns, monitors, and reviews the progress and accuracy of assigned work.
* Develops, coaches and mentors subordinate staff.
* Conducts performance evaluations, recommends salary adjustments, rewards employees or takes disciplinary action, as necessary, addresses complaints and resolves issues.
Qualifications

Minimum Qualifications
* Bachelors’ degree and 7 years of real estate, property management, and/or finance experience reflecting increasing levels of responsibility; OR Bachelors’ degree and 6 years of G3 real estate and/or finance experience reflecting increasing levels of responsibility; OR High School diploma or State-issued equivalency certificate plus 11 years of real estate, property management, and/or finance experience reflecting increasing levels of responsibility; OR 10 years of G3 real estate and/or finance experience reflecting increasing levels of responsibility.
* Prior supervisory or managerial experience reflecting increasing levels of responsibility.
* Lease, contracts management and negotiations experience.
* Demonstrated ability to motivate and lead a diverse, high performing team.
* Strong oral and written communication skills.
* Computer skill requirements include: Intermediate MS Excel, Word, and Outlook.
Preferred Qualifications
* Master’s Degree.
* Bachelors’ degree in Business Administration, Finance, or Real Estate
* 9 years of real estate, property management, and/or finance experience reflecting increasing levels of responsibility.
* Real Estate Salesperson license.
* Property management software experience.
* Demonstrated strong relationship building, interpersonal, and leadership skills.
* Highly developed leadership, customer relations, technology and innovation skills.
* Strong sales, project management, and presentation skills.
* Possesses an understanding of real estate markets and models.
* Comfort with telephone and face-to-face prospecting are essential.
* Strong portfolio maintenance and customer service skills.
* Experience in effectively presenting information and responding to questions from groups of managers, clients, tenants, contractors, customers and the public.
* Demonstrated experience with reading, analyzing and interpreting general business periodicals, professional journals, technical procedures or governmental regulations.
* Demonstrated experience writing reports and business correspondence.
* Experience performing under heavy demands maintaining exceptional quality.
* Demonstrated experience defining problems, collecting data, establishing facts and drawing valid conclusions.
* Excellent verbal and written communication skills.
* Works well independently and collaboratively.
* Strong organizational & analytical skills.
